CLIENT PROFILE

AFCEE is the branch of the US Air Force that is responsible for major building projects for the Air Force across the world. Their headquarter offices are located in San Antonio – originally at Brooks City Base – now moved to Building #171 at Port San Antonio.

CHALLENGE

This project encompassed meeting with over 12 different user groups moving into different parts of Building #171 – over four defined phases that will last over 14 months – to identify and program their specific needs and deliver a completed workspace. Concert was awarded this project on August 31st, 2009 – and no programming had been started as of that date. We had to complete the programming meetings with the end users moving into the first phase – Bay 4 – complete all specifications, place orders, receive/deliver/install for 187 workstations and offices – and have this space ready for move in for this first group by October 17th, 2009. Over 2,200 people were moved from several locations around the San Antonio metro area into their new spaces in Building #171 and the project will be completed by October, 2010.

SOLUTION

Concert developed an internal support team comprised of management, Client Service, Project Planning, manufacturers and sub contracted installers to focus on – and develop – an overall project process that was instituted immediately upon award. This planning process – along with a detailed project shipping and installation schedule – allowed Concert to take an extremely challenging initial/first phase timeline and meet/exceed all of the client’s timing and execution expectations. That process continued forward – being “tweaked” for each phase to meet the specific needs and challenges of each user group.

This project is planned to achieve a “silver” LEED accreditation and we have been working with our manufacturer partners and installation subcontractors to make sure we do all we can to support their sustainability goals on this project as well. Inscape, Gunlocke and Allsteel have continually provided assistance and information on how their products meet or exceed the environmental requirements on this project. Spacesaver has supplied “green” flooring products to eliminate the normal formaldehyde found in normal products to meet those requirements. Our installers are also very involved in meeting specific waste and recycle requirements on the project as well.
